Coworking and open office spaces, upgraded office amenities, and other trends have made the rental market for commercial properties much more competitive. If your commercial property needs to be a reliable, steady source of income, you need to make sure your property competes with the newer properties that offer all of the bells and whistles. This article presents steps you can take to spruce up your office space and be attractive to prospective renters. Here’s the good news. You don’t need to completely renovate your space to create an appealing commercial property. There are plenty of relatively inexpensive changes that will make a big impact on the atmosphere of the space. Here are a few great ideas to get you started.

Get Creative with a New Coat of Paint

Painting a space a different color can bring in a whole new vibe altogether. It can create a more inviting environment. A space’s size and shape can even alter our perception of the space by using color. To make a large room feel smaller, consider using dark and warm colors. Or if you want to make the room feel cozier, use a darker color on the ceiling. Light and cool colors will make a room feel bigger. Use a lighter ceiling color to add the feeling of spaciousness. Give the space some added personality by adding patterns to the walls. For example, you could have the walls painted using a matte color then use a high gloss pattern to highlight the walls. The contrast adds a dramatic look that will catch the attention of potential tenants.

Add Some Green with Plants or Landscaping

Curb appeal isn’t just for residential homes. Bring immediate attention to your commercial property through attractive landscaping and plants. Green grass that’s well-maintained is a good start to creating an inviting external space. Add shade trees, some foliage, and flowering shrubs to elevate the outdoor area. Consider adding some lighting if your commercial property is meant for companies that are open 24/7, retail spaces, office buildings, and other relevant buildings. No one wants to be pulling into a dark parking lot or building when they’re coming into work. Landscape lighting can also create an artistic touch with the ambient lighting that brings out the brilliance in your property’s trees, plants, and other features. Plants are a great addition both outside and inside a commercial property. Putting plants inside can actually purify the air, benefiting the health and well-being of workers. Research conducted by the Environmental Research Laboratory of the John C. Stennis Space Center indicates that rooms filled with plants have 50 to 60 percent less airborne contagions such as mold.

Upgrade Employee Common Areas

Employee common areas in commercial offices have become one of the most dramatic shifts in office design. Open floor plans that encourage collaboration and creativity within the office is commonly on the list for potential tenants. Consider ways you can expand a kitchen to create space for employees to get work done. This could be a matter of creating more of a cafe atmosphere with small tables and chairs with outlet plugins that invite workers to sit down after getting a coffee refill instead of going back to their desks.

Clean Bathrooms to a Flawless Shine

Dirty bathrooms will leave the one lasting impression on prospective tenants, no matter how much you have invested in the other improvements listed so far. It’s also most likely going to be the reason they will take a pass. Make sure the bathrooms are cleaned on a regular basis and look spotless. You can even add some elements like soft lighting to make the bathrooms look more appealing.

Treat Windows for UV Protection

The UVA and UVB rays that are screened out will also reduce the energy costs by keeping the heat from a hot summer’s day outside. Create allure using the window space leading into your commercial property. Give it some personality through filling it with art pieces that will catch the attention of a passerby. Display seasonal window decals or a quote that makes a statement. There’s a ton of creative window ideas out there to spark some inspiration.
